- Cap rate (quick way to compare properties)
- Cash-on-cash return (what your money earns yearly)
If a deal doesn’t work on paper, it won’t work in real life. Pass and keep looking.
Step 3: Build a 10-Minute Deal Check
Use a basic checklist to screen properties fast: purchase price, est. rent, taxes/insurance, maintenance, vacancy, and financing. If it passes, do deeper due diligence.
